Milan's new green challenge has been launched. A new Bosco Verticale is ready to be born, to amaze and redefine the spaces of the increasingly popular Porta Nuova area. Once again the project has been entrusted to architect Stefano Boeri. The international competition, organised by Coima Sgr, was won by the Italo-American duo Stefano Boeri Architetti (Milan) and Diller Scofidio + Renfro (New York). Pirelli 39 is the name chosen for this major redevelopment project, on which Coima will invest €300 million. The building, put up for sale by the City of Milan in 2019, was purchased in the same year by Coima for €193 million.
The proposal by DS+R and Stefano Boeri Architetti envisages the recovery of the existing tower, the bridge building and the construction of a new tower. The existing tower will be rethought while maintaining its tertiary purpose, adapting it to current standards of office space use. The bridge building will retain its current architectural design, which will be given a modern twist and transformed into an open space for events, exhibitions and shows, with meeting and wellness areas. The centrepiece of the redevelopment will be the green house, a veritable greenhouse where it will be possible to live an immersive, educational, interactive and innovative experience surrounded by a multitude of plant species. The new residential tower will be 110 metres high with a total of 25 floors. A second Vertical Forest will host 13 thousand plants, 420 trees and 4 thousand shrubs and will be able to absorb 14 tons of Co2 and produce 9 tons of oxygen per year. Thanks to the extensive use of wood in the construction and the presence of photovoltaics, the building is expected to run on 65% renewable energy.
Pirelli 39 will be the first Italian project to be fully ESG-certified, including:
- LEED Platinum, WELL Gold, WiredScore certifications;
- contribution to the achievement of LEED and WELL for Community certification of the Porta Nuova district (first district in the world);
- no use of fossil fuels;
- level of operational CO2 emissions already aligned with EU 2050 targets;
- building renovation >70% of existing building and containment of construction emissions (< 600 kg CO2/m2);
- coverage of annual energy needs >65% from renewable sources;
- creation of public and commercial spaces to help activate the area;
- more than 5,000 jobs for design, construction and management phases;
- 500 million euros of added value generated (direct, indirect and induced contribution of the economic activity carried out).
